Okay, so, light fixtures is a crucial aspect of staging a home to sell. Besides paint of course. The reason light fixtures are critical is because they are the jewelry to a room and when your light fixtures are outdated, the potential buyer will overestimate the cost of chandeliers and lighting when you can score great “knock-offs” for cheap.

I have broken down my home staging lighting into five easy categories below.
1. The Lantern
I am still a super fan of the black iron lantern. I use this in entryways and larger sizes for dining rooms. I recently used it to make a statement in a staged home. Yup, sold in 48 hours. You know it’s because of the light fixtures (AND paint). I love the lantern light fixture because I can use in more traditional homes and contemporary spaces as well.
2. The Orb
Still popular with home buyers. For that reason, I consider it great for master bedrooms and larger scale staircases.
3. Bathroom Sconces
Many bathrooms need a quick fix when home staging. I do this by painting cabinets white, fresh coat of paint on the walls, and updated sconces. A potential buyer might believe the bathroom needs $5,000 of updates when you can complete it for under $500.
4. Flush Mounts
Almost every home I stage, or consult on, needs new flush mounts. One of the easiest and cheapest ways to update a space.
5. Chandeliers
You might have a home that demands a little bling. I believe chandeliers are very personal and I truly try to stay away from them when staging a home to sell, however, there are some great blinged-out light fixtures I have used when a property demands its, a more glammy condo for instance.

Comparing the two look from before and after, I like it more the after designs because it looks so clean, the chandelier is so beautiful and it has a very welcoming ambiance.

You mentioned updating bathrooms by painting the cabinets White. Do you do that yourself?

Depends on the project and budget, but yes I have! I prefer to remove the doors, spray paint.
