How To Build Your Home Staging Inventory
1 – Bedroom Furniture
BEDS: Beds are easy. Just use a metal frame and twin sizes. You can always double up to make a larger bed. Twin frames and mattresses are also easier to carry. In the beginning, to save cost use air mattress 🙂 I did for years. Make sure the beds are overdone. In other words, pillows pillows pillows and larger fluffy comforter (ALWAYS WHITE) so the bed doesn’t appear to be an air mattress. At the very beginning of my home staging I didn’t even have a bed frame. I used nine medium-sized moving boxes and placed the bed skirt over them. Then an air mattress on top. Also, if you don’t have headboards in your inventory, just build up those pillows with Euro shams until you can add a headboard or large art piece. Remember, for queen size beds, just use two metal twin frames and one large air mattress. I even print small signs that I leave by the pillows, that says, “Do not sit on the furniture.”
Nightstands are an easy first to your inventory. You can invest in small round side tables (in pairs) and use them in all your bedrooms or even as side tables in living rooms. Don’t buy them with drawers just yet. Simple floating end tables are the best way to start. Like any of these below UNDER $100
2 – Living Room Furniture
3 – Sofas and Love seats
4 – Rugs
You can’t have enough rugs. Many clients have Persian rugs with a lot of red in them. I love these rugs but they overpower a space and the photos. For that reason, always have neutral rugs ready to go in your inventory. Sizes that are easy to carry like 5×7’s to 8×10. I do not use runners. I only use rugs to add a foundation to a room, to bring it all together. You don’t need that in the hallways. Use art in hallways to draw the eye up and now down. Here are some current rug trends that work great in staged properties.
